Forest Park is the Center of Gravity for St. Louis Investing
There is a reason the neighborhoods wrapped around Forest Park have some of the most active investor activity in the metro. The park itself anchors 1,300 acres of permanent green space, the Zoo, the Saint Louis Art Museum, the Missouri History Museum, the Science Center, the Muny, and BJC and Washington University Medical Center sitting on its northern edge. Rental demand inside a one-mile ring around the park does not waver. Property values inside that ring do not behave like the rest of the metro.
If you own investment property near Forest Park, in the Central West End, Forest Park Southeast, Skinker DeBaliviere, Dogtown, or anywhere along the corridor, your equity position has almost certainly moved more than you realize. A cash-out refinance with One West turns that equity into capital before the next deal in the same corridor disappears to another investor.
