A quick pre-approval can be provided to you by simply submitting the 10 pieces of information we need by clicking on our pre-approval button. If we do not see a way to assist you then we will let you know immediately. If we can see that your goals align with our goals then we will encourage you to submit a formal application.
Step 2Receive a firm approval
Once we evaluate your pre-approval information you provided, we can then quickly move to a firm approval. You can obtain a firm approval by submitting 4 forms that we provide to you include: W-9, Schedule of Real Estate Owned, Property Information Sheet, Borrower Application.
Step 3Find a property to purchase
Once you have a pre-approval from One West then you are ready to find a property and put it under contract.
Step 4Meet and talk
Meet a One West representative at the home for a walk thru of the property you have under contract. Make sure you have the lockbox code and permission to walk thru the property. We also have a Supra key that most agents use to provide home access. If we both agree to proceed then you can move toward closing the home.
Step 5Start working toward the closing date
One West will have loan documents for you to sign before the closing date. We will ask you to come by our office before the closing so the loan documents can be signed. We close all of our loans at True Title in Frontenac. Make sure your contract states that you will be closing at True Title. On the day of closing, One West will fund the deal so that you may begin your project immediately after the closing.
